All homes: No parties, events, or family gatherings. Registered overnight guests only. Unregistered guests will result in additional charges. Every guest must be listed on the reservation, and the approved guest count must not be exceeded.
Review the selected home's full rules before booking. Guest limits are shown on each property card. Pets are allowed only at Whata J.E.M and The Derrick's Den; include pets in your request.
Check-in after 4 PM; checkout before 11 AM. Self check-in with a smart lock. Maximum 10 guests and 4 vehicles. Quiet hours: 11 PM–8 AM. No pets, smoking, parties, or gatherings. Only guests on the reservation may enter. Unapproved visitors or excess guests may lead to fees or termination without a refund. Clean the grill after use; an excessively dirty grill incurs a $15 cleaning fee.

At Clean to a T, Landman's Escape, and Whata J.E.M, the pool is a complimentary amenity, separate from the nightly rate. Weather, wind, heavy rain, power outages, or equipment issues can affect its condition or operation. Availability cannot be guaranteed. Pools are serviced weekly and issues are addressed as quickly as possible.
The Funky Frac Pond's community pool is not private. Access is subject to HOA availability and community reservations, so it may be unavailable during your stay. Ask Brittany about current access and any pool-heating options before booking.
